Making a Reservation

A valid credit card is required to charge a Security deposit (pre-authorisation) detailed in the rate selected. This deposit amount will be confirmed in your confirmation email upon booking. Any remaining balance will be due in accordance with the rate selected (please see individual rates at the time of booking).


In exceptional circumstances, it may be necessary to cancel your booking. A refund will be given in accordance with the terms and conditions of the rate selected.

For non-refundable rates, we are unable to provide a refund or offer alternative dates. Any funds paid are liable as a result of your cancellation.

During peak season and high demand periods, we reserve the right not to take one night reservations. Furthermore, weekend reservations and reservations made in high demand periods for 2 nights which are then amended to a one-night reservation will be charged for two nights.


Our company operates in accordance with the Disability Discrimination Act 1995 and the Equality Act 2010 and, as such, we encourage all prospective guests to talk to us about any special accommodation requirements they may have. We will be pleased to discuss our most appropriate accommodation solutions with the aim of making all guests’ stay as comfortable as possible.

No Party Policy

Only persons notified to us prior to arrival may occupy the apartment. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded. If the occupancy exceeds the number of beds within the apartment the guest must pay for an extra guest bed, £35 per night, to be arranged and paid in advance. Please note that the maximum number of extra beds in an apartment is one and not all of our apartment locations offer this facility-you should check availability when making your reservation. The lead guest is responsible for the conduct of other occupants.

Guests are required to behave in a responsible manner and noise level must not cause a disturbance to other guests.

Should there be a nuisance complaint, guests may be asked to leave immediately without refund of accommodation and Security Deposit. Please note that additional charges will apply £200-£1500 if there is evidence of a party having taken place.

Underage Occupants

Please note no persons under the age of 18 are allowed to check-in without a companion over the age of 18. Children under 16 are not allowed to stay in an apartment unsupervised at any time whilst staying with adult companions.

Guest Check-in and Security Deposit

Matching passport/drivers licence or photographic ID as well as the credit card used to make payment for the reservation shall be required at check-in to be pre-authorised for £100-£200 (Security Deposit) per apartment as guarantee against any incidental charges such as telephone calls, smoking, damage within the apartment or communal areas or lost keys.

Should the original credit card not be provided, another card shall be required to make payment using the chip and PIN facility and the original card will be refunded. This is carried out as part of our normal security checks, in the interests of all guests to protect Fountain Court, the booker and guests against credit card fraud. Cash or cheques will not be accepted. Security deposits held on a credit card (via a pre-authorisation) or charged to a debit card will be refunded as per the issuing bank’s policy. This may take up 10 working days, however, some banks/card issuers do take longer. Guests should note that pre-authorisations no money is transferred at the time, however, it will affect your available funds balance and spending limit on the card whilst the pre-authorisation is in force. Fountain Court is not liable for any delays in refunding pre-authorisations by bank or credit card companies.

We reserve the right to process further charges to the credit card provided should the incidental charges exceed the pre-authorisation amount of £100.00 – £200.00

Further charges may include incidental items including but not limited to, breakages, damage to the property, additional cleaning costs due to the apartment being left in an unacceptable state, breaches of terms and conditions such as smoking in the apartments or causing disturbances to other guests enjoyment within the property. Deposits may also be used in the event of unauthorised extra guests within the apartments. Should the costs exceed the value of the Security Deposit the guest agrees to indemnify Fountain Court for the damage, additional cleaning costs or other charges and agrees to pay all costs of recovery including legal costs and all other expenses.

Please be advised that we reserve the right to refuse check-in if:

All apartments are non-smoking and a charge of one night’s stay will be charged for any breach of this clause.

Use of the Website

We shall not ask you to supply any personal data as a condition of your use of these sites. We will only ask for personal data to provide a particular product or service such as making an online reservation or subscribing to receive further information from us. The provision of data by you is voluntary except where otherwise stated. Should you choose not to provide certain information, you may not be able to take advantage of some of our features. This use will be subject to our terms on personal data set out below.

Use of Cookies

A cookie is a small data file that certain web sites write to your hard drive when you visit them. The only personal information a cookie can obtain is information a user supplies him or herself. A cookie cannot read data from your hard disk or read cookie files created by other sites. Cookies, however, enhance our web site performance in a number of ways, including providing a secure way for us to verify your identity during your visit to our website and personalising your experience on our site, making it more convenient for you.

This website uses cookies so that we can serve you better. This site uses visitor tracking software that will use cookies to track information about how visitors come to the website, which pages they visit, and other actions that visitors make whilst on the site. This data is then used in order to improve the user experience of the website. All user data collected in this manner is anonymous.

Should you wish to do so, you can refuse cookies by disabling them in your web browser’s settings, and you do not need to have cookies turned on to successfully use our service. Most browsers are defaulted to accept and maintain cookies and you can set your browser to notify you when you receive a cookie, giving you the chance to decide whether to accept it or not. Personal Data

To enable us to offer the online reservations service and the online subscription service to you, we need to collect and use personal data about you. This customer information is all of the information requested on the online reservations forms and the online subscriptions forms and is required by us to be able to fulfill your requests. Examples of customer information that you may be asked to provide are; name, address, telephone number, e-mail address, credit card number and room preferences. We shall keep your customer information secure and confidential. We shall not disclose, sell, rent or share your customer information to, or with, any person outside of our organisation.

Storage of Information

Our booking engine partner, provided by Sabre Hospitality Solutions, uses recognized SSL (secure socket layer) encryption technology to safeguard your information as it travels online.

Internet Rates and Offer Rates

Internet rates and special offer rates displayed on our website are only valid & available when they can be booked online. Guests are offered the best available rate at the time of booking. Once accepted the daily rate cannot be altered. Rates are subject to change at the discretion of Fountain Court Apartments.

Check-in and Check-out

Our 24hr Reception at located at; 121 Grove Street, Edinburgh, EH3 8AA. This Reception is for Grove and Harris arrivals.

Check-in time is from 3pm. Check out time is 10.30am on the day of departure. Complimentary late check out at 12.30pm is available for anyone who books directly through our website.

You will be charged £10/hour if you check out after your confirmed checkout time. This amount is rounded up, and you may incur a charge for a full night’s stay if checking out after 1.30pm.

Unless otherwise agreed in advance, all apartments must be vacated on time on the day of departure and keys returned to reception. If there is any delay in vacating the apartment beyond the agreed time an additional night’s accommodation may be charged to you. An itemised telephone bill will be supplied on departure and this should be settled immediately together with any other incidentals.

Please note you will automatically be charged a minimum of £30.00 for each set of keys that are not returned within 48 hours of the day of departure.

Damage Liability

It is expected that the apartments are left in a clean and tidy order. You are responsible for any damage to the apartment and its contents and communal areas during your stay which has occurred due to negligence or omission. Any damage must be reported to us without delay.

Guests are advised that we will not be responsible for any loss or damage to your goods or personal belongings kept at the accommodation.


We accept small and medium-sized dogs at all of our properties across Edinburgh for an additional £10 per night per dog. We allow a maximum of 2 dogs per party. This is strictly subject to availability and is subject to the discretion of management. Please note that this charge does not apply to service-dogs who are always welcome.

Please note that we will not accept cats or any other kinds of animals in the apartments.

Contract and Group Bookings

Terms and conditions of contract and group bookings vary, being determined by the length of stay and size of the group. These terms and conditions are at the discretion of the Sales Manager.


In the event of any dispute or if we receive serious complaints we reserve the right to terminate your stay without notice or refund as above. Furthermore, we reserve the right to charge guests who cause disturbance to other guests of Fountain Court.

Should you wish to make a complaint please e-mail and we will respond within 3 working days.

Luggage Store

Luggage storage is a complimentary service and is available only for guests currently staying with Fountain Court Apartments to store their luggage or other personal belongings before check-in or after check-out, at the Management’s discretion.

Guests use the luggage storage facilities at your own risk. Fountain Court Apartments will not be responsible for the loss of or damage to the luggage, the contents therein or your personal belongings (including any valuables, even if we have been advised) during storage.


By staying with us, you agree to the following.

You agree to not smoke in any of our apartments. You agree to not conduct any illegal or illicit activities within your apartment. You also agree not to light any open flames on our premise such as candles, campfires etc. You agree to not run a business or operate an illegal business from our premise.

We reserve the right to cancel your booking with no refund should any of our terms and conditions be violated.
